What We Look For

What We Inspect For

A thorough inspection covers far more than visible pests. We inspect the entire property — roof cavity, subfloor, internal rooms, external perimeter — looking for active infestations, evidence of past activity, risk conditions, and structural vulnerability. See our termite control page for in-depth termite information.

Termite Activity & Damage

Active termites, mud tubes, termite workings in timber, moisture damage indicating termite entry. Thermal imaging used to detect heat signatures behind walls.

Borers & Wood-Destroying Insects

Exit holes, bore dust (frass), wood discolouration, and structural timber damage caused by furniture beetles, powderpost beetles, and wood borers.

Wood Decay Fungi

Wet and dry rot affecting structural timber — particularly in subfloor areas, bathroom wet areas, and external timber subject to moisture exposure.

Conducive Conditions

Moisture issues, timber-to-soil contact, inadequate ventilation, landscaping against structures — conditions that increase termite risk and must be addressed as part of a pest management plan.

Inspection Process

Our Inspection Process

Every inspection follows the same rigorous process regardless of property size. Non-destructive — no drilling or damage to your property.

Step 1

External Perimeter

Inspection of all external walls, weep holes, subfloor vents, garden beds, fencing, and structures within 50m. Looking for mud tubes, termite workings, and moisture sources.

Step 2

Subfloor (if accessible)

Full subfloor inspection using torch, moisture meter, and Termatrac radar. Checking all bearers, joists, piers, and earth for termite activity, wood decay, and moisture.

Step 3

Internal Rooms

Room-by-room inspection using thermal imaging camera and moisture meter. Checking skirting boards, door frames, window reveals, wet areas, and wall cavities.

Step 4

Roof Cavity (if accessible)

Roof cavity inspection using torch and thermal imaging. All accessible roof timbers, insulation, and ceiling frames inspected for termite activity and damage.

Step 5

Written Report & Brief

FAQ

Pest Inspection FAQ

How much does a pest inspection cost in Brisbane?
Pest inspection prices in Brisbane: pre-purchase pest inspection $280–$380, building & pest inspection $380–$550, timber pest inspection (AS 4349.3) $280–$380. All include a detailed written report within 24 hours. See our termite inspection pricing guide.
How long does a pest inspection take?
A standard residential pest inspection takes 45–90 minutes depending on property size and access. Larger properties or those with difficult access (tight subfloors, complex roof cavities) may take up to 2 hours. We confirm estimated duration when booking.
When do I receive the inspection report?
Inspection reports are delivered within 24 hours — typically the same day for morning inspections. Reports are AS 4349.3 compliant and delivered as a PDF by email. Urgent pre-exchange situations can be accommodated — call 0406 178 471 to discuss same-day report turnaround.
Are your reports AS 4349.3 compliant?
Yes. All Response Pest Control timber pest inspection reports comply with AS 4349.3:2010 — the Australian Standard for inspection of buildings for timber pest activity. Reports are accepted by banks, conveyancers, solicitors, and insurance companies across Australia.
Do I need to be present during the inspection?
You don’t need to be present, but it is strongly recommended. Being on-site allows us to explain findings in person and show you any areas of concern directly. For pre-purchase inspections, the buyer or their representative should ideally attend.
What’s the difference between building & pest and timber pest?
A timber pest inspection covers only pest-related issues — termites, borers, wood decay fungi, and timber damage. A building & pest inspection covers both structural building defects AND pest issues. For any property purchase in Brisbane, a combined building & pest inspection is recommended.
Do you use thermal imaging?
Yes. All Response Pest Control inspections use thermal imaging cameras (FLIR) to detect moisture and heat signatures behind walls and in roof cavities without drilling or damage. We also use Termatrac T3i microwave radar for termite movement detection and calibrated moisture meters.
Do banks accept your inspection reports?
Yes. Our AS 4349.3 compliant timber pest inspection reports are accepted by all major Australian banks, mortgage lenders, solicitors, and conveyancers for property purchase. If you have a specific lender requirement, call 0406 178 471 before booking to confirm.
