If you have found active termites: do not disturb the area

Do not spray them, break open mud tubes, or fill cracks near the activity. Disturbance causes termites to seal off and relocate, making treatment harder and less effective. Call 0406 178 471 immediately for same-day attendance. Leave everything as found.

Why Brisbane Has High Risk

Why Brisbane Has One of the Highest Termite Pressures in Australia

Brisbane's subtropical climate is ideal for Coptotermes acinaciformis, Australia's most destructive termite species. Warm temperatures, high humidity, and abundant native eucalypt timber in the urban environment support large, active colonies year-round. Unlike southern cities, Brisbane has no true winter to slow colony activity.

Brisbane Termite Pressure Facts
Southeast Queensland has the highest termite infestation rate of any region in Australia. An estimated 1 in 4 Brisbane homes will experience a termite attack if left without active protection. The damage bill across Queensland runs into hundreds of millions of dollars per year.

Termites vs White Ants

White Ants and Termites: Same Insect

White ants is the common Australian name for termites. There is no difference between them. Understanding the termite's biology explains why standard ant treatment products do not work on them and why specialist treatment is required.

Signs of Termite Activity

How to Identify Termite Activity

Termites operate inside timber and behind surfaces. Most activity is hidden until damage is significant. These are the signs that indicate termite presence. If you see any of these, do not disturb the area and call 0406 178 471.

Mud tubes

Pencil-thick tubes of soil and debris running up walls, piers, and timber members. Termites build these as protected travel routes from the soil into the structure. The most visible and reliable indicator of subterranean termite activity.

Hollow-sounding timber

Tapping skirting boards, door frames, and wall studs with a screwdriver handle produces a hollow or papery sound rather than a solid knock. Termites eat timber from the inside, leaving a thin veneer of paint or surface material intact.

Blistered or bubbling paint

Paint that appears blistered, bubbled, or raised from a surface with no moisture source is often caused by termite galleries directly behind the paint layer. The surface looks like water damage without the stain.

Swarmer wings

Piles of discarded wings near windows, doors, and light fixtures in spring. Termite swarmers shed their wings after the mating flight. Piles of equal-length wings are a reliable indicator of a mature termite colony nearby or inside the structure.

Tight-fitting doors and windows

Doors or windows that suddenly become difficult to open or close in the absence of weather changes can indicate termite damage to the surrounding frame, which shifts the door or window opening.

Visible damage or frass

In more advanced infestations, actual timber damage becomes visible: collapsed skirting, soft spots in floors, or visible galleries in exposed framing. Frass from Drywood termites appears as fine sandy pellets near entry holes in furniture or structural timber.

Annual Inspection

Annual Termite Inspection: What It Covers

An AS 4349.3 termite inspection is the foundation of any termite management program. It confirms whether termites are present, identifies risk conditions, and produces a written report that satisfies lender, insurer, and warranty requirements. See our full termite inspections page.

Full property inspection

Internal and external inspection of all accessible areas: subfloor, roof void, garden, fences, and all internal rooms. All at-risk timber members tapped and tested.

Thermal imaging and moisture detection

FLIR thermal camera detects heat anomalies in walls and floors consistent with termite activity. Moisture meters identify high-moisture zones that attract and sustain termite colonies.

Termatrac T3i radar

Detects termite movement through walls and ceilings without drilling. Confirms live activity in suspected zones non-invasively. Used where thermal or moisture readings indicate possible activity.

AS 4349.3 written report

Full written report with photos, risk rating, treatment recommendations, and next inspection date. Accepted by all major Australian banks, insurers, and warranty programs.

Why Annual Inspections Are Not Optional in Brisbane
A chemical barrier does not last forever. Termidor degrades over 8-10 years. Physical barriers can be bridged by soil movement or building modifications. Annual inspection catches new activity before damage becomes structural.
Insurance policies that cover termite damage (rare) typically require proof of annual inspection.
The Australian Standard for termite management specifies annual inspection intervals for all Class 3-4 risk properties, which covers all Brisbane metro.
Termite damage not detected in the first year of activity often requires structural repair costing $20,000-$100,000+. Inspection costs are negligible by comparison.
Pre-purchase inspection is a separate product to the annual inspection and covers different reporting requirements. See our pre-purchase inspection page.
Treatment Methods

Termite Treatment Methods: Barriers vs Baiting

The two main treatment approaches in Brisbane are chemical barriers and in-ground baiting systems. Each has different installation requirements, costs, timelines, and warranties. The right choice depends on the property's construction, site conditions, and whether active termites are present.

Chemical Barrier

Termidor SC (Fipronil)

$1,800 to $3,800 depending on property size

Termidor SC is injected or trenched into the soil around the building perimeter and under the slab where applicable, creating a treated zone. Worker termites contacting the treated soil pick up fipronil and transfer it to nestmates via trophallaxis (food sharing), eliminating the colony from within. The transfer effect means termites do not need to contact the barrier directly to be eliminated.

Active:Fipronil 100SC
Application:Trenching, drilling, injection
Kill speed:Colony elimination 3-12 weeks
Warranty:8 years (Termidor manufacturer)
Best for:Active infestation, high-risk properties, immediate protection
Baiting System

Sentricon / Exterra / Trelona

$2,800 to $5,500 installation + $550-$1,100/yr monitoring

In-ground monitoring stations are installed around the building perimeter at 2-3 metre intervals. Stations contain cellulose monitoring material. When termite activity is detected in a station, the monitoring material is replaced with active bait (Recruit HD, Requiem). Termites carry the bait back to the colony and share it, eliminating the colony over 3-12 weeks. Stations remain in place for ongoing monitoring and protection.

Systems:Sentricon, Exterra, Trelona
Installation:In-ground stations, no drilling to structure
Kill speed:Colony elimination 3-12 weeks after bait uptake
Monitoring:Annual service visit required
Best for:New construction, low-disturbance sites, ongoing monitoring preference

See our barrier page and baiting page for detailed product and system information.

Pre-Construction Protection

Pre-Construction Termite Protection for New Brisbane Builds

The Building Code of Australia requires termite risk management for all new residential construction in Queensland. Pre-construction treatment is applied during the building process before the slab is poured. This is the only opportunity to install a physical barrier (Kordon) or apply chemical soil treatment before the structure is complete. See our pre-construction page.

Kordon Physical Barrier

Sheet membrane installed around all penetrations, under slab edges, and in expansion joints during construction. 50-year warranty. Cannot be retrofitted after construction.

Pre-Construction Soil Treatment

Termidor SC or Altriset applied to the soil under the slab and around the footprint before pouring. $1,200-$2,800 depending on slab size. Complements Kordon installation.

FAQ

Termite Control FAQ

How often should I get a termite inspection?
Annual inspections are the minimum recommended frequency for all Brisbane properties. Properties in high-risk zones (near bushland or creek lines), those with previous termite history, or those without an active chemical barrier should consider 6-monthly inspections. The Australian Standard for termite management specifies annual inspection intervals for Class 3-4 risk properties, which covers all Brisbane metro suburbs.
What is the difference between a chemical barrier and a baiting system?
A chemical barrier (Termidor SC) creates a treated soil zone around the perimeter. Termites contacting the treated zone transfer fipronil to nestmates, eliminating the colony. A baiting system installs monitoring stations which are replaced with active bait when termite activity is detected. Both are effective. Termidor provides faster results when active termites are present. Baiting systems avoid drilling to existing concrete and suit lower-disturbance sites. See the comparison table above.
How much does termite treatment cost in Brisbane?
Inspections cost $280-$420. Termidor chemical barriers cost $1,800-$3,800. Baiting system installation costs $2,800-$5,500 plus $550-$1,100 annual monitoring. Pre-construction soil treatment costs $1,200-$2,800. See our termite pricing page for a full breakdown.
Does home insurance cover termite damage?
Standard Australian home insurance policies do not cover termite damage. This is a consistent exclusion. Some specialist insurers offer limited termite damage cover as an add-on, but coverage is generally partial and requires proof of current prevention. This is why annual inspection and proactive treatment are the industry standard recommendation rather than relying on insurance.
Are white ants the same as termites?
Yes. White ants is the common Australian name for termites. They are the same insect. Despite the name, termites are not ants. They have straight antennae, a broad body connection with no pinched waist, and are more closely related to cockroaches. Standard ant treatment products do not work on termites. If you think you have white ants, it is a termite issue and requires a termite specialist.
Which is better: Termidor or Sentricon?
Both are registered, effective products used by licensed pest controllers across Australia. Termidor is preferred when active termites are present as it provides immediate soil protection and colony elimination via the transfer effect. Sentricon and other baiting systems suit properties where drilling to established concrete paths and paving is undesirable, and provide ongoing monitoring. The right choice depends on construction type, site conditions, and whether active termites are present at the time of installation.
What should I do if I find termites?
Do not disturb the area. Do not spray them, break open the mud tubes, or apply filler or paint near the activity. Call 0406 178 471 immediately. Disturbance causes termites to seal off the entry point and relocate, making treatment harder and less effective. Leave everything exactly as found and await the pest controller. Photograph the area from a distance without touching it if you want to record what you found.
Are all Brisbane suburbs at risk from termites?
Yes. Brisbane's subtropical climate and the presence of Coptotermes acinaciformis throughout the region means all Brisbane suburbs carry at least moderate termite risk. There is no low-risk suburb in Brisbane metro. The highest-risk areas are those adjacent to creek lines, bushland reserves, and with high concentrations of older timber construction. Even new construction with pre-treatment should be inspected annually as barriers degrade over time.
What is the warranty on termite treatment?
Termidor barriers carry an 8-year manufacturer warranty. Kordon physical barriers carry a 50-year manufacturer warranty when correctly installed during construction. Baiting systems carry an operational warranty tied to the annual monitoring program. Our own workmanship warranty is provided alongside each product warranty.
How long before I see results after baiting treatment?
Monitoring stations typically detect termite activity within 2-8 weeks of installation if an active colony is present. Once active bait is inserted, colony elimination takes 3-12 weeks depending on colony size and bait consumption rate. Termidor barriers produce colony elimination within 3-12 weeks as the transfer effect moves through the colony. Neither system produces instant results.
How long does the Termidor barrier treatment take?
A Termidor chemical barrier application takes 1-3 days depending on the property size and the extent of trenching and drilling required. Most standard Brisbane residential properties are completed in 1 day. Properties with extensive concrete paths, established gardens, and subfloor access on all sides take longer.
Can termites come back after treatment?
A Termidor barrier eliminates the colony that breached the treated zone but new colonies can attempt to enter as the barrier degrades over 8-10 years. Baiting systems provide ongoing protection as long as annual monitoring is maintained and any active detections are treated. Annual inspection is the standard protocol regardless of treatment type.
