Timber Pest Inspection Brisbane
Termites, wood borers, and wood decay fungi assessed using thermal imaging, Termatrac T3i radar, and moisture meters. AS 4349.3-compliant reports within 24 hours. From $280 for a standard property.
Three Timber Pest Categories Under AS 4349.3
Australian Standard AS 4349.3 defines timber pest inspections as covering three categories. All three are assessed in every inspection regardless of which prompted the booking.
Termites
Subterranean termites (Coptotermes, Nasutitermes, Schedorhinotermes) are the primary timber pest in Brisbane. The inspection looks for live workings, termite tubes in the subfloor and roof void, damaged timber with hollow sections, and evidence of previous activity including old workings and repair history. Drywood termites (Cryptotermes) are also assessed, particularly in older hardwood construction. Brisbane sits in AS 3660.1 Zone 1, the highest Australian termite risk classification, making termite assessment the most significant component of any timber pest inspection here.
Wood-boring beetles
Exit holes in structural and decorative timber are examined throughout the property. The inspector distinguishes between active infestation (fresh frass present around holes, pale wood visible inside the exit point) and historical infestation (darkened holes, no frass, lifecycle complete). Species type matters: Queensland pine beetle (Calymmaderus incisus) attacks softwood pine framing and is the most common borer in Brisbane residential construction. Lyctus borers attack sapwood in hardwood flooring. Anobiid beetles attack older timber in low-humidity conditions. Treatment requirements differ significantly between species.
Wood decay fungi
Timber affected by wood decay fungi is assessed for extent, location, and structural significance. Decay requires sustained moisture and does not involve insect activity, but it is within the AS 4349.3 scope because it directly affects timber structural integrity. Common locations in Brisbane homes: subfloor bearers in poorly ventilated subfloors, external decking, window frames in western and northern sun exposures, and fascia boards under blocked gutters. The report rates decay by structural significance and identifies the moisture source where determinable.
How Timber Pests Are Detected: Equipment and Methods
Visual inspection identifies surface evidence of timber pest activity. The instruments below extend detection into areas that cannot be visually assessed: inside wall cavities, behind linings, and inside timber sections.
Thermal imaging camera
Detects temperature differentials inside wall cavities and ceiling spaces. Active termite workings produce a small heat signature from the metabolic activity of the colony and from moisture in the mud workings. The camera does not penetrate surfaces but identifies zones of abnormal temperature requiring follow-up investigation with a moisture meter or probe. Effectiveness is highest when the indoor-outdoor temperature differential is significant, typically during Brisbane mornings in cooler months. Any area flagged by the thermal camera is investigated further before the inspection is completed.
Termatrac T3i radar detection
The Termatrac T3i uses microwave technology to detect termite movement inside wall cavities and timber without drilling. Unlike sound-based detection devices, the Termatrac emits a low-power microwave signal and interprets the reflected signal to detect movement at the scale of termite activity. It also incorporates a thermal sensor and moisture sensor in the same unit. Used in conjunction with thermal imaging, the Termatrac T3i is the most accurate non-invasive termite detection method currently available in the industry. Areas showing thermal anomalies are confirmed or cleared with the Termatrac scan before reporting.
Moisture meter
Measures moisture content in wall linings, framing timber, and subfloor timbers. Elevated moisture is the primary indicator of conditions conducive to termite attack and timber decay. A pin-type meter gives precise readings in timber sections; a non-invasive capacitance meter scans large wall areas quickly to identify zones for further investigation. Moisture readings are documented in the report with location references.
Sounding probe and tapping stick
Manual sounding of all accessible timber surfaces. Termite-damaged timber has a distinctive hollow sound when tapped. This is the most reliable detection method in accessible locations such as subfloor bearers, exposed wall framing, and timber window frames. Every accessible timber surface is sounded during the inspection. Tapping is not destructive and leaves no surface marks.
Why Timber Pest Inspections Matter More in Brisbane Than Most Cities
Brisbane's climate and soil conditions create higher termite pressure than most other Australian capital cities. Understanding this context explains why annual inspection is not optional in South East Queensland.
Four Situations That Require a Timber Pest Inspection
Timber pest inspections serve different purposes depending on the situation. The report format and level of detail required differs between these scenarios.
Annual inspection for existing homeowners
Annual timber pest inspection is the primary early detection mechanism for termite attack. Most termite infestations in Brisbane are detected during a routine annual inspection before structural damage becomes significant. A property with no termite history is not exempt from risk. The annual inspection also monitors the condition of any existing termite barrier, identifying gaps or degradation requiring attention.
Pre-purchase timber pest inspection
The AS 4349.3 report is a required document for most property purchases in Brisbane. It is accepted by all major banks and lenders and by conveyancers. A pre-purchase timber pest inspection report has more detail than an annual homeowner inspection and is specifically formatted for the transaction. See our pre-purchase inspection page for pricing and what is included.
Suspected termite activity
Visible mud workings, a distinctive earthy smell in a wall cavity, hollow-sounding timber when knocked, or swarming alae termites inside the property all warrant an immediate inspection. A targeted inspection to confirm and assess the extent of suspected activity is conducted using the same equipment and standards as a full annual inspection. Do not disturb suspected termite workings before the inspection. Disturbing the colony causes them to seal the affected area and move the activity out of the original detection zone.
Barrier installation verification
After a chemical termite barrier installation, a verification inspection confirms the barrier was correctly installed to AS 3660.1 requirements and documents the treatment for the property's warranty file. This inspection differs from an annual inspection in that it specifically assesses barrier continuity and installation standard rather than searching for active pest activity. Required as part of the 8-year or longer warranty documentation for chemical barrier products.
