What You Actually Need Based on Your Tenancy

The flea treatment requirement and the general pest treatment requirement are two separate obligations. Many tenants pay for treatments they do not need, or skip treatments their lease actually requires.

Correct Treatment Sequence

The Right Order for End-of-Lease Pest Control

The sequence matters. Pest control done before the bond clean, or after the final inspection, can create disputes with the property manager.

Complete the bond clean first

Pest control is applied to a clean, vacated property. Carpets should be vacuumed as part of the bond clean before pest treatment. Pest treatment applied to a property with belongings and furniture still in place is less effective and may not satisfy the property manager's requirements.

Book pest control for after the clean

Book the pest treatment for the day after or the same day as the bond clean. The property must be vacant with all personal items removed. For flea treatment, the carpet should be vacuumed but not steam-cleaned after vacating, as steam cleaning can remove existing flea treatment residue from the property.

Certificate dated on or before vacate date

The written certificate should be dated on or before your official vacate date. A certificate dated after the vacate date may not be accepted by some property managers. Book at least one day before the final inspection to ensure the certificate is correctly dated.

Submit certificate at or before final inspection

The certificate is submitted to the property manager as part of the bond refund documentation. It satisfies the pest control component of the exit condition report. Keep a copy for your records in case of a bond dispute. The certificate can also be emailed directly to the property manager on the same day as treatment.
