Why IGR Is Non-Negotiable

Why Flea Treatment Without an IGR Fails

The most common cause of failed flea treatment is an incomplete product. Understanding the flea lifecycle explains why two products are always needed.

Stage 1

Eggs (50% of the population)

Flea eggs fall off the pet into carpet fibres, bedding, and furniture crevices. They are not affected by contact insecticide sprays. In Brisbane's warm climate, eggs hatch in 2-10 days depending on temperature and humidity.

Stage 2

Larvae (35% of the population)

Larvae live deep in carpet pile and in cracks, feeding on organic debris. Contact insecticides do not reach them effectively. An insect growth regulator (IGR) applied to carpet surfaces is the only product that stops larvae from developing to the next stage.

Stage 3

Pupae (10% of the population)

Pupae are enclosed in a sticky cocoon that no insecticide penetrates. They can remain dormant for up to 6 months and emerge as adults triggered by vibration, heat, and carbon dioxide. A correctly applied IGR reduces the number of pupae forming, but any pupae already present at time of treatment will eventually emerge.

Stage 4 + IGR role

Adults (only 5% of the population at any time)

Adult fleas are what the pet owner sees and the contact insecticide kills. But adults represent only 5% of the total flea population in an infested home at any given time. Killing only the adults leaves 95% of the infestation intact. The IGR (pyriproxyfen or methoprene) prevents larvae from maturing by mimicking juvenile hormone, collapsing the lifecycle at the larval and pre-adult stage over 4-8 weeks after application.

A flea treatment without an IGR only kills 5% of the infestation
Any quote significantly below $180 for a standard property either uses no IGR or applies it at sub-label concentrations. The result is a brief adult knockdown followed by full reinfestation within 3-6 weeks as the protected larval and pupal population matures. When comparing quotes, ask specifically whether the price includes an IGR product and which one.
End-of-Lease Flea Treatment

End-of-Lease Flea Cost and RTA Certificate

End-of-lease flea treatment is one of the most time-pressured pest control bookings. The certificate must be dated correctly, and the sequence of clean-treat-inspect matters.

What the RTA certificate must contain
Queensland tenancy law requires that tenants who have kept pets provide written evidence of flea treatment performed by a licensed pest controller. A receipt from a hardware store flea spray does not satisfy this requirement. The written certificate must include all of the following:
Full property address and date of treatment
Name and licence number of the pest controller who performed the treatment
Products used (including the IGR product name and active ingredient)
Areas treated within the property
Correct sequence for end-of-lease flea treatment
1

Vacate and complete the bond clean first

The pest control treatment is applied to a clean, vacated property. Carpets must be vacuumed before the treatment appointment. Furniture and personal items moved out. Pets removed from the property for the treatment day and do not return until the product has dried (minimum 4 hours).

2

Book treatment after the clean, before the final inspection

Book flea treatment for the day after your final bond clean, before the property manager's final inspection. The certificate should be dated on or before your vacate date. Treatment dated after the vacate date may not be accepted by some property managers.

3

Do not vacuum for 14 days after treatment

Vacuuming after treatment removes the IGR residue from the carpet surface before it has had time to work through the pile. The 14-day no-vacuum period is not optional. This will be noted on the certificate and property managers are aware of this requirement.

4

Submit certificate with the bond refund claim

The written certificate is submitted to the property manager along with the final clean receipt as part of the bond refund documentation. Accepted by all Brisbane property managers and real estate agencies.

FAQ

Flea Treatment Cost FAQ

How much does flea treatment cost in Brisbane in 2026?
Apartment from $180. Standard 3-4 bedroom house $220-$320. Large home $320-$420. End-of-lease treatment with RTA certificate $260-$380. Yard treatment $80 add-on. All residential include IGR and 90-day warranty.
Why does flea treatment cost more than a standard pest spray?
Effective flea treatment requires both a contact insecticide and an IGR. The IGR targets larvae (35% of the flea population) and stops them developing into adults. Without an IGR, only adult fleas (5% of the total population) are killed. The visible improvement after an adult-only knockdown is temporary. The larval and pupal population matures within 3-6 weeks and the infestation returns to its previous level.
Does a DIY flea spray work?
Consumer flea sprays rarely contain an IGR at effective concentrations. They kill adult fleas on contact, which provides temporary relief. The flea larvae and pupae in the carpet are unaffected and continue developing. Full reinfestation is typical within 4-8 weeks. The pattern of apparent success followed by return is characteristic of adult-only treatment. A licensed treatment with a registered IGR breaks this cycle.
What is the RTA flea certificate and when is it required?
Required when a pet-keeping tenant vacates a Queensland rental property. The certificate confirms treatment by a licensed pest controller and is submitted to the property manager as part of the bond refund process. It must include the treatment date, property address, products used, and the operator's licence number. End-of-lease flea treatment with this certificate costs $260-$380 depending on property size.
Why can't I vacuum for 14 days after flea treatment?
Vacuuming removes the IGR from the surface of the carpet pile before it distributes into the deeper layers where flea eggs and larvae are concentrated. The 14-day period allows foot traffic to work the IGR residue down through the pile. Vacuuming at day two removes roughly 40-60% of the IGR from the treatment zone. Walking on the treated carpet is fine and actually helps the process.
