The combination of persistent moisture and the long history of pre-barrier housing stock in central Nerang makes this one of the higher termite-pressure areas in the mid Gold Coast.
Worongary, Gilston, and Numinbah Valley acreage properties
The acreage and semi-rural properties of Worongary, Gilston, and the Numinbah Valley corridor have pest profiles that differ substantially from standard residential blocks. Perimeter lengths of 200-400 metres create significant ant and spider treatment areas. Timber outbuildings, equipment sheds, and retained vegetation provide Coptotermes colony nesting sites adjacent to dwellings. Snakes are encountered seasonally from October to April. Acreage programs include a specific focus on termite-conducive outbuilding timber and extended perimeter treatment.
Older Nerang residential streets with no installed barrier
Central Nerang has a significant proportion of 1960s-1990s homes, many of which predate mandatory termite management requirements. These properties, combined with the Nerang River floodplain soil moisture conditions, are the highest individual termite risk in the area. Annual timber pest inspection from $280 is the minimum standard for all pre-1990 Nerang properties, particularly those within 500 metres of the Nerang River or Mudgeeraba Creek corridors.
1990s-2000s homes with barriers approaching assessment point
Pacific Pines and the newer Nerang-area estates built in the 1990s and early 2000s have chemical barriers that may now be approaching or past the 8-year nominal renewal point. As with Browns Plains and Forest Lake, properties without maintained annual inspection records have effectively broken their warranty chain. Annual inspection re-establishes the documented record and identifies whether the barrier product is still at effective levels in the soil.
