AS 3660.1-compliant barrier: know what type
New construction in Zone 1 requires one of three AS 3660.1-compliant system types: a chemical soil barrier (Termidor, Altriset, or equivalent) applied during construction, a physical barrier (Kordon, HomeGuard, or equivalent) installed in the slab edge and penetrations, or a combination of both. Your builder should have provided a certificate of installation specifying the system type, product, installation date, and the recommended inspection interval. If you do not have this document, contact your builder or the pest control company named on the certificate.
Annual inspection from year one, regardless of barrier age
A new chemical barrier does not eliminate the need for annual inspection. The barrier reduces the risk of undetected termite entry but does not guarantee it. Drywood termites (Cryptotermes) can attack structural timber without contacting the soil barrier. Gaps in the barrier around service penetrations can be exploited. Physical barriers can be bridged if garden mulch is placed against the building. Annual inspection from the first year of occupation identifies any barrier breaches or conducive conditions before termite entry occurs.
Termidor barriers: 8-year manufacturer guarantee with conditions
Termidor soil treatments carry an 8-year manufacturer guarantee when correctly installed and when annual inspections have been conducted and recorded by a licensed inspector. A property without annual inspection records may not be covered by the manufacturer's guarantee in the event of a termite attack. Annual inspection certificates are the proof of compliance.
