End-of-Lease Pest Control Certificates
End-of-lease pest control is one of the most frequently disputed items in Queensland rental bond assessments. A signed treatment certificate from a licensed pest manager is the standard of evidence required by the Queensland Civil and Administrative Tribunal. See our full end-of-lease pest control page.
RTA-Compliant Certificate
Signed pest control certificate confirming treatment of the property for cockroaches, ants, spiders, and general pests. Records treatment date, property address, products used, and QLD PMT licence number. Accepted by QCAT and the RTA as evidence of end-of-lease pest treatment.
Same-Day Certificate Issue
The certificate is issued and emailed on the same day as treatment. For turnover treatments where the incoming tenant is waiting, we confirm the certificate has been issued before the property is handed over. No delays to settlement or re-tenanting.
48-Hour Scheduling

RTA Compliance and Tenant Obligations
Under the Queensland Residential Tenancies and Rooming Accommodation Act 2008, end-of-lease pest treatment obligations depend on whether pets were kept at the property. Here is how each situation is handled.

Scheduled treatments at lease end, property turnover, or on an annual basis for long-term tenancies. The majority of portfolio treatments fall into this category. Booked through the PM portal, completed within 48 hours, certificate issued same day.
Tenant Complaints, Active Infestations

Property Portfolio Pest Control Pricing
All portfolio treatments include the end-of-lease certificate. Monthly consolidated invoicing available for agencies. Property managers without a portfolio agreement are welcome to book at standard rates.
