What We Treat

Whole-House Pest Treatment

A house treatment is not a quick spray around the kitchen. Every zone below is included in a standard house job. We treat areas most pest controllers skip, because that is where pests live between visits. See our full residential pest control page for an overview.

House pest control treatment Brisbane

Internal Treatment

Kitchen cabinets, hinge gaps, under appliances, bathroom vanities, laundry cupboards, and skirting boards throughout all rooms. Gel bait applied in cockroach hot spots. Residual spray along skirting lines and behind furniture.

Cockroaches, ants, silverfish, spiders

External Perimeter

Full spray of all external walls, window frames, door frames, eaves, weep holes, garden bed edges, and fence lines. This barrier stops pests from re-entering between visits.

Spiders, ants, cockroaches, earwigs

Roof Void and Subfloor

Where accessible, both the roof cavity and subfloor are inspected and treated. These are the most common harborage areas for cockroaches and rodents in Brisbane houses. Subfloor clearance of 400mm minimum required.

Cockroaches, rodents, spiders

Garage and Garden

Garage floor edges, wall junctions, garden bed perimeters, retaining walls, and any garden structures. These areas are high-traffic zones for ants and spiders entering from the garden.

Single vs Double Storey

Single-Storey vs Double-Storey Treatment

The treatment approach is the same for both. The difference is time, access, and cost. Double-storey homes have more external wall area and the roof void inspection takes longer from the access point. Both types get a full treatment of all zones.

Single-Storey House

All internal rooms and wet areas
Full external perimeter at ground level
Roof void via manhole access
Subfloor if accessible
Garden, garage, and shed areas
Treatment time: 45–90 minutes
from $220

Double-Storey House

All internal rooms across both floors
Full external perimeter including upper level
Roof void access from upper floor
Subfloor if accessible
Garden, garage, and outbuildings
Treatment time: 1.5–2 hours
from $280
What We Target

Common House Pests in Brisbane

Standard house pest control covers the pests below. Rodents, fleas, bed bugs, and termites require separate bookings due to the different treatment products and methods involved. Click any pest for specific treatment information.

Rodents, fleas, bed bugs, termites, wasps, and fire ants are booked separately. Call 0406 178 471 if you are dealing with any of these and we will advise the right approach.

Treatment Frequency

How Often Should You Treat Your House?

Brisbane houses need more regular treatment than homes in cooler cities. The subtropical climate keeps pest activity going year-round, and treatment products break down faster in heat and humidity than they do in Melbourne or Sydney.

12mo
Standard Brisbane house with no particular risk factors. New suburb, no pets, no surrounding bush.
6mo
Houses near bush or water, properties with dogs or cats, older homes with subfloor, or previous cockroach history.
Annual
Termite inspection every year regardless of pest treatment schedule. Brisbane is one of Australia's highest-risk zones.

How It Works

Our Treatment Process

Every house job follows the same order. We inspect before we treat, which is how we avoid wasting product and get better results than a blanket spray approach.

Step 1

Arrival and Inspection

We inspect the property before applying anything. Kitchen, bathrooms, under-sink areas, roof void entry, subfloor access, and external perimeter. This tells us which products to use and where to focus.

Step 2

Internal Treatment

Gel bait into hinge gaps and cabinet junctions. Residual spray along skirting boards, behind appliances, under sinks, and in roof void and subfloor where accessible.

Step 3

External Treatment

Full perimeter spray covering all external walls, eaves, weep holes, window and door frames, garden bed edges, fence lines, garage, and outbuildings.

Step 4

Written Report and Handover

Service report completed on site. We explain what was found, what was applied, and how long to keep windows open. Warranty period confirmed in writing.

FAQ

House Pest Control FAQ

How much does house pest control cost in Brisbane?
House pest control in Brisbane costs $220–$380 depending on the number of bedrooms, whether the house is single or double-storey, and whether subfloor access is involved. A standard 3–4 bedroom single-storey home falls in the $250–$300 range. All prices include the written service report and 90-day warranty. See the full pricing guide or get a free quote.
How long does house pest control take?
A standard 3-bedroom home takes 1 to 1.5 hours. Double-storey homes, large blocks, or houses with a subfloor and multiple outbuildings take up to 2 hours. We confirm the expected duration when booking so you can plan around it.
Do you treat the whole house or just specific rooms?
We treat the full property. Every room internally, full external perimeter, roof void and subfloor where accessible, garage and garden. Partial treatments are available on request but are less effective because pests move through the full property. If budget is the concern, call us and we can discuss what the priority areas are for your specific pest.
Is it safe to be home during treatment?
We ask that you vacate the property for 1–2 hours after treatment to allow the products to dry and the rooms to air out. Children and pets should stay out of treated areas until dry. The technician will let you know when it is safe to return. Most people run an errand and come home to a treated house.
How long should I wait before cleaning after pest control?
Wait at least 2–3 days before mopping treated floor areas or wiping skirting boards and other treated surfaces. The residual spray continues to kill insects crossing treated surfaces for weeks after application. Mopping it away early removes that barrier. Wiping kitchen benches and cooking surfaces is fine immediately once dry.
How often should I treat my house?
Most Brisbane houses benefit from treatment every 6–12 months. Houses near bush, creek lines, or with pets should treat every 6 months because pest pressure is higher and product life is shorter in humid, warm conditions. See our treatment frequency guide for a full breakdown by property type.
Do you treat the roof void and subfloor?
Yes, where accessible. Both are included in the standard house treatment. The roof void is accessed via the manhole and inspected and dusted for cockroaches and spiders. Subfloor access requires a minimum of 400mm clearance. If your subfloor is concrete-slab construction with no cavity, this step is not applicable.
What pests does house pest control cover?
Standard house pest control covers cockroaches (German and American), ants, spiders, silverfish, earwigs, and general crawling insects. Rodents, fleas, bed bugs, termites, and wasps are booked separately because they need different products and treatment approaches. See all pests we treat.
